REO Programs

REO programsTRAC's REO programs maximize return for commercial and residential real estate holdings on an expedited basis. Our hybrid list-to-auction program provides all of the benefits of the traditional list with the expediency of the accelerated marketing auction format.

How our program works:

    • Price opinions are provided for each parcel and portfolio
    • Auction type -- live outcry, sealed bid, internet-live combination, etc. -- is customized to the property/portfolio offered
    • TRAC's in-house legal staff assists in resolving any title and possession issues prior to commencement of advertising
    • TRAC oversees cleanup, repair, maintenance and landscaping, as approved by the client, to maximize return
    • Every property has a REALTOR® assigned and each property receives traditional exposure plus targeted advertising
    • A large percentage of properties are pre-sold (prior to auction day)
    • Our user-friendly website accepts online bids and offers
    • All negotiations are handled through TRAC up to and through the date of the auction
    • We keep an open line of communication with the client regarding the status of all negotiations, offers, sales
    • Properties are sold on a specified date with settlement required within 30-45 days
    • We work with the client to ensure that properties are always sold within applicable guidelines
The client controls the following:
    • pricing and advertising budget
    • listing broker if desired
    • timing of sale and settlement
    • contract terms
    • commission structure for buyer's agents
